To prevent accidents and injuries

Old decking that has deteriorated could potentially be dangerous to stand or walk on.

New decking timber is usually coated with antifungal, waterproofing and insecticide chemicals. These substances help to extend the lifespan of the decking timber by protecting it from damage caused by things likefungi, termites and moisture. However, over the course of a few years, these coatings will wear off and, as a result of this, the unprotected decking timber will begin to deteriorate. This deterioration may lead to both aesthetic and structural problems. The latter can be particularly problematic, as structural weaknesses in a deck can be very dangerous.

For example, if you stand on a deck which has been damaged by a fungus, the weight of your body on the weakened timber could result in the decking board underneath your feet collapsing. This could lead to you falling and sustaining a sprain or even a fracture. Likewise, if the decking's timber railing has become structurally unsound as a result of being damaged by termites and you lean against it, the railing could give way and you could end up falling to the ground.

As such, if your deck is several years old and is showing signs of deterioration (for example, if the timber feels soft underfoot, crumbles when you brush against it or is covered in tiny termite holes), then you should get in touch with a contractor and arrange for them to tear down and replace the structure.

To maintain or increase the value of your property

If you plan to put your home on the market in the near future, it's worth replacing the deck, as rotten, faded decking could have a serious impact on the value of your property.

Replacing a damaged, unsightly deck takes quite a bit of time and money. Most potential buyers are keenly aware of this fact and, as such, may be put off purchasing a property that comes with an old deck and will only make an offer if the owner of that property is willing to sell their home for less than the original asking price.

Conversely, having a new deck installed which is not only structurally sound but also beautifully designed could potentially increase the value of your home and make it easier for you to find a buyer quickly and easily.
